3/3/2020 1 Comment Does Your Home Have Equity?What is Equity? Equity is the amount of your home that you actually own after accounting for debt. To calculate that value, subtract your loan balance from the market value of your home.
Example: Your home is worth $250,000, and you owe $100,000 on your mortgage. $250,000 minus $100,000 equals $150,000 of equity in your home. Building equity is one of the primary financial benefits of homeownership. You don’t notice it while it’s happening, but if all goes well, you end up with a significant asset that you can use for almost any financial need. What can you do with your equity? Equity is a valuable asset, and it can enable you to:
How to Build Equity The more equity you have, the better off you’ll be. There are two basic ways to build equity in your home:
Increase the Property Value Your home’s market value is an essential component in your equity calculation. If the home’s value rises, you instantly have more equity. So, what makes home prices head upward? Home improvements: You can also invest in your home to increase its value. Updating kitchens and bathrooms, improving landscaping, and investing in energy-efficient upgrades can all payoff. But those projects cost money upfront and you need to be confident that you can more than recoup those costs. If you’re making improvements with the primary goal of building equity, select projects with the highest return on investment (ROI). Don’t automatically assume any improvements—cosmetic or otherwise—will lead to higher property value. Upkeep: Routine maintenance is tedious (and it costs money), but a home that’s falling apart is not appealing to potential buyers. If you fail to address maintenance issues like leaks and deteriorating roofing, your home equity may decrease over time. Plus, in the event you decide to sell your home, you may need to spend the money in order to sell it anyway. Make extra payments: Even if you have a 30-year mortgage, you can speed things up by paying extra amounts. There’s no law that says you must pay only the amount dictated by your 30-year mortgage agreement. Each additional dollar you pay above your required monthly payment reduces your debt and adds to your equity—just make sure your lender applies those payments to the principal. Nothing is stopping you from setting up a 15-year repayment schedule (see the link to the amortization table above) and making those bigger payments on your 30-year loan. A positive aspect of this option is that if things change at some point and you can’t afford the higher payment, you have the flexibility to return to the smaller 30-year payment. Good Reasons To Be Present During Your Home Inspection Include: 1. Buyers pay for home inspections out of their own funds, which can cost between $250 and $500. Therefore, an inspector shouldn’t rush through the process or only spend an hour inspecting a home that requires three hours to complete. By being present, you can shadow the inspector and check for thoroughness. 2. Being present during a home inspection, gives you the opportunity to hear explanations directly from the inspector’s mouth. After the inspection, the inspector writes a detailed report about his or her findings. 3. Being present during a home inspection also gives you the chance to ask the inspector questions. Inspectors are available after the appointment to answer any questions a buyer might have, but there is no better time than during the inspection for buyers to express their concerns. 4. Shadowing a home inspector also gives you the opportunity to become familiar with the home. If you follow the inspector throughout the property, You'll learn the location of shut-off valves, the location of the electrical panel, as well as observe other details about the house with his own eyes. 5. You can speak up if you want the home inspector to take a closer look at a particular area of the home. You can also bring concerns not addressed to the inspector's attention. What Happens Now? 1. Turn In Your Earnest Money Needs to be delivered immediately. Failure to deliver the funds promptly may result in a breach of contract. 2. Ensure Your Lender Has A Copy of Everything Your lender is going to need to clear you to close. In order to do this, make every effort to send those documents to them as soon as possible. Items need to be delivered to your lender as soon as possible or you will risk not being able to close on time. BE AVAILABLE AND READY TO PROVIDE WHATEVER IS NEEDED. 3. Ensure Attorney Has A Copy of Everything Your attorney will need their forms filled out to prepare your closing. Usually, the seller has their own lawyers that will prepare the closing. 4. Schedule Home Inspection You’ll have an opportunity to inspect for pests, and hazardous items as well inside the house. Some of the main items you’ll want to be on the lookout for include issues with the: Foundation, roof, HVAC, plumbing, and electrical. 5. Your Lender Will Schedule Your Appraisal Having your home appraised is part of what ensures the money the bank is giving you is enough so that they can recoup most of it should you stop paying your mortgage. A home appraisal is the bank’s way of figuring out if the amount of money they are lending to you is more or less than the value of your home, and that you are not over-paying for something. 6. Due Diligence For Repairs Once you have the reports back from all of the inspectors you have the opportunity to negotiate repairs with the seller. Some sellers are more than willing to make repairs while others will deny your request. 7. Home Insurance Purchase Home insurance is an important step in buying a home. You’ll want to be sure to find an insurance agent you like and that your insurance plan covers everything that you want it to. 8. Turn On Your Utilities One of the last things you’ll do a handful of days before you move in is to set up your utilities. You can contact the listing agent to see who the seller’s current providers are so that you can either remain with them or switch to someone you like. You’ll want to turn on things like electricity, gas, water, cable, internet, phone, etc. That way when you move into your new home you’re ready to go. 9. Close & Move In Congratulations, this is the fun part! It’s time to move into your new house and you can finally relax after unpacking. It took an army to make it happen, and you should be proud. Some of the final items you’ll need to take care of is an address change. You’ll want to be sure all of your mail is now coming to your new address. It’s also a great opportunity to meet your new neighbors! When you see them outside don’t be afraid to wave, and follow that up by walking over and introducing yourself.
